Momentum Civil Consultants provided civil engineering and entitlement support for Regal Electric’s new office/warehouse facility in the Dove Valley Business Park area. The development features a 12,000 SF commercial building purpose-planned for both operations and administration—approximately 5,800 SF of warehouse and 6,200 SF of office space—paired with site improvements that support functionality, access, and long-term maintainability.
The site is adjacent to Lone Tree Creek, requiring careful coordination of drainage compliance, water quality features, and construction-phase stormwater controls while maintaining existing drainage patterns and avoiding floodplain impacts.

Momentum supported the project from early civil design through permit-ready deliverables, including:
- Entitlement and agency coordination through the Administrative Site Plan (ASP) process (Arapahoe County) and drainage/GESC review (SEMSWA)
- Site layout, grading, and utility design (civil construction plan set including grading, utilities, storm sewer plan/profile, paving, and details)
- Phase III Drainage Report documenting existing and proposed drainage conditions, drainage basin mapping, and compliance with applicable criteria
- GESC(Grading, Erosion & Sediment Control) plan + report to support permitting and construction-phase stormwater compliance
- Floodplain coordination and documentation, including an Engineer’s Certification of No Impact confirming improvements were outside mapped floodplain/floodway and would not increase floodplain impacts
- Public improvement support, including an engineer’s cost estimate and collateral documentation for drainage-related public improvements
- Easement support as needed for drainage features (legal description prepared for a drainage easement area)
